How I Sell a Staten Island or Brooklyn Property

Most agents take photos, list on the MLS, and wait. That is how listings go stale. This is the process I use to price, present, and push the house hard from day one.

  1. Walkthrough and numbers. We look at the property the way a buyer, an inspector, and an appraiser will. Illegal units, permits, condition, and rent roll if it is a two-family — before we talk about asking price.
  2. Price to sell, not to flatter. I will tell you what the market will pay, not what a neighbor claims they were offered.
  3. Prep. Staging guidance, what to fix, what to leave, and what wastes money.
  4. Media. Professional photos, drone where it is legal and useful, and video. Your listing should not look like a phone dump.
  5. Launch. MLS, the Coldwell Banker network (including Global Luxury when the property qualifies), and targeted social.
  6. Offers and close. I stay in the fight through inspection, attorney review, and appraisal. I don't let deals die from neglect; I'm hands-on and bold in moving deals along.
